If you are seriously considering selling your home without a real estate agent, please read the following about marketing your home.  The difference bewtween a home that sells and one that ages on the market all depends on how the property is marketed. There are two approaches to marketing a proeprty.

Passive Marketing 

This approach to marketing is as it sounds - passive.  The idea is to to do little marketing and assume the right buyer will find you property and make an offer.  Passive marketers do the bare minimum, put your house on the MLS, make a couple flyers, and host an open house.  Since this what the average agent and FSBO does, there's little chance that your home will stand out to buyers among all the homes on the market.  Does this sound like the best way to market you home and get quickly and for the highest price? 

Active Marketing
