Buying? Be a Smart Home Buyer....
We are Local Experts and dedicated to providing exceptional, personalized service for all our clients. We understand that buying a home is one of the biggest financial decisions you'll make in your lifetime and that you want to make sure you're making the right investment for the future. When working with clients, our duty is to help you navigate the buying process and equip you with the knowledge to make informed decisions. These are 10 essential reasons to hire us to help you purchase your new home:
Inside Track - We have the industry's most cutting-edge technologies, which means you'll have private access to off-market and the most up-to-date listings, market statistics, and helpful tools to assist you in locating the exact house that you're looking for…
Finding the Right Home. House hunting can be a time-consuming process, and it's easy to find yourself spending hours viewing properties that are not right for you. It's important to have help, especially if you're a first-time buyer or a very busy person. Not working with us can mean you end up at a lot of showings or viewings that aren't right for you. Having us screening properties for you will save you lots of time. We will show you the right homes, not the most homes.
How Well Do You Know the Area? Having us on board when you move to a new neighborhood or city is vital. We are Local Experts and very kn0wledgable about the area. We know the popular neighborhoods and amenities that are most likely to be appealing to you and those that aren't.
Professional Experience. We are local real estate experts with years of experience to help you navigate the buying process and find the best fit property for you. Our responsibility as your Realtor is to help you overcome daily challenges of negotiating the terms & conditions of your new home purchase, inspections, radon inspections, title, liens, encroachments, homeowners' associations, lenders, appraisal contingencies and coordinate closings. Understanding the Purchase Contract can be very intimidating! We will inform you about the terms, conditions, and timelines established in the purchase contract, so you are equipped to make sound decisions.
Protecting Your Interests. Many buyers think they'll get a better deal if they go to the seller's agent. This is one of the biggest myths in real estate and could cost you more money in the long run. Buyers think if they go to the seller's agent, the agent will reduce or give them back some of the commission which is not necassarily the case. The seller's agent is legally obligated to negotiate in the best interests of their clients. Most will be doing everything in their power to close the sale, not represent your interests to the best of their ability! Saving a couple thousand dollars in commission but overpaying on a home is still a net loss. Saavy buyers will avoid dual agency.
Your Negotiator. We negotiate solely on your behalf. Many people don't like to negotiate, or not good at it. You may like the seller and don't want to upset them. It's hard to say "no," or ask someone you like to drop the price or negotiate a needed repair.
Valuing Your New Home. Valuing a property is not easy... When buying your first or second home, you may need all the help you can get. We will help you purchase a home at fair market value, or ideally less. One of the best skills we provide is being able to evaluate the right purchase price to secure your new home.
In a market where housing inventory is low, its likely you will be involved in a multiple offer situation, and it’s extremely important to have an expert who can help you secure your new home without overpaying. Especially in a multiple offer situation!
Financing Your New Home. Financing can be a challenge, especially in a market where interest rates are very volatile. You may have your mortgage preapproval, but when it comes to buying a home and financing it, there's often a mountain of paperwork to work through. We will help educate you on the fundamentals of getting your new home loan and navigate the process.
Professional Contacts. Once you've bought your home, you'll appreciate how many people are involved in the buying process. It's not just you and your mortgage lender. You'll also need the help of other professionals, such as a home inspector. What if the home inspector identifies a problem during the inspection and you need an estimate for work? We have the right contractors at our fingertips who we trust and are familiar with the process.
Staying on Schedule. Keeping on schedule is an extremely important part of the home buying process. We will ensure all timelines are adhered to and follow through with any necessary responses required under the terms of the contract so that you’re NOT at risk of losing your earnest money deposit. Our goal is to make your new home purchase a positive experience and closing day exciting!
From the start of your home search to closing, we will be your trusted real estate advisor! We will have your back at all times. That is the best way to look at the relationship… We are your fiduciary in the strongest sense of the word. Once it's all over, you'll be glad that you decided to hire us as your buyer's agent. As always, it's essential for us to have a clear understanding about your situation so we can provide you the highest level of service.
